As soon as you place an order, you will receive an order confirmation via e-mail. This means that we have received your order in our system and pre-authorized your credit card for the purchase. Once an order is in place we reach out to our suppliers to confirm that it is in stock and available for immediate shipment. If your item is on backorder or unavailable, we will void the pre-authorization and reach out to you via e-mail. If your item(s) are available for immediate shipment (within 5 business days), we will process the charges and submit the order for shipment.

Some of Modern Home Centers' Products are designed and packaged for direct shipment. If needed, due to a large number (8 or more) or the size/weight of the items, we may or may not deliver FREE to the room of your choice (unassembled). For your safety and convenience, we will not deliver curbside or require you to carry anything inside. Inventory for all ordered items will be confirmed prior to shipment. No partial orders will be shipped. Most products ship in 2-3 business days from receipt of an online customer order. Standard transit times are 4-5 business days for shipment.

If your order is in stock and we process the charges to your credit card, it will be shipped within seven (7) business days from the date of your order. International Shipping

Modern Home Centers currently offers international shipping to over 180 countries and several US Territories in partnership with Bongo International. We ship most items within 2-4 business days after you place your order. The delivery timeframe may vary according to the destination and the shipping option you selected at when you place your order. Each option has a different average delivery time. International Express – Shipments are delivered in a 1-5 days after it leaves our International shipping facility. International Economy – Shipments are delivered in a 3-15 days after it leaves our International shipping facility. These Shipping timeframes are in addition to the standard shipping time for an item to arrive at the international shipping facility from the MHC warehouse. Orders Containing Furniture and Non-furniture Items

Furniture requires special handling and ship methods, therefore, if your order contains both furniture and non-furniture items, please be aware that the furniture items will ship separately from the non-furniture items. You will receive separate Shipping Notification for each shipment as your items are shipped. Please note that rates are subject to change; please check the shipping price before finalizing your order. Rates apply to shipments within the continentals of the United States.

Shipping Offer Exclusions

The minimum purchase amount for each shipping offer does not include gift wrap charges, purchases of gift cards or tax. Offer applies to Standard Shipping to one location and may be applied to Premium or Overnight Shipping for an upgrade fee. A $10 shipping surcharge on domestic orders applies to customers living outside the contiguous United States: Hawaii, Alaska, Puerto Rico, Guam, American Samoa, Micronesia, Marshall Islands, North Mariana Islands, Palau, and U.S. Virgin Islands. Due to size and/or weight, certain items bear a shipping surcharge, which will still apply. Most in-stock items ship within 4-5 business days of ordering; During promotional or during holidays it could take longer. Please note items ordered together may not be shipped out on the same day and may come in multiple shipments. Occasionally items may be temporarily out-of-stock or back ordered; in which you will be notified in either instance and will be provided an approximate date of shipment. Any shipping delays will be communicated to you at the time of your order; or should there be any unforeseen delay thereafter, you will be notified within 10 days of placing your order.

How to Place a Delivery Order

To determine what delivery options are available, you will be asked for your zip code while checking out. If your home is in one of the many areas where we offer in-home delivery and free set-up, you will receive a delivery fee as part of your total purchase.

What to Expect

You will be provided with an estimated delivery date based on the availability and stock levels of the items you purchase. If your merchandise is not in stock at the time of your purchase, we will contact you when it becomes available to schedule a delivery date. One to two days before your delivery date, you will receive a reminder phone call and text to confirm your delivery timeframe. In order to ensure there is plenty of time to deliver and set-up your purchase with care, all deliveries are scheduled in three-hour windows. Approximately 30 minutes before the delivery team arrives with your purchase, you will a phone call notifying you that your items are on their way! The delivery team will bring the items into your home, set them up and place your new items in the area of your choice. In order to complete delivery with full set-up, an adult 18 years or older must be present.

Delivery times range of 2-21 business days from receipt of tracking information, depending on your location. Most often our furniture is in stock and available for immediate delivery. We generally ship orders from our warehouse within 3 to 5 business days.

Modern Home Centers will deliver and set up your furniture purchase to the following states: Alabama, Florida, Georgia, South Carolina, North Carolina, Tennessee, Mississippi, Texas, Virginia, and Kentucky. In addition, we deliver to many areas in Oklahoma, Massachusetts, New York, New Jersey, Pennsylvania, Maryland, Delaware, Connecticut, Louisiana, Rhode Island and Washington, D.C. 


Free shipping is valid on all carpet & rug purchases over $100 on No code required. Valid on purchases made online only. Valid on standard ground shipments within the continental United States. Not valid on international or expedited shipments.

Truck delivery and shipping surcharges on over-sized or extremely heavy items will still apply (these charges are indicated on the appropriate product information pages and will be displayed in the shipping subtotal of your order). Free Shipping?

Items marked FREE SHIPPING! on the product page will ship for free! In order to keep your costs down and our pricing simple, we either provide free shipping or, in certain cases, charge shipping per item. This charge, if any, is indicated in your shopping cart and covers ground shipping within the contiguous United States (click here for information on international shipping costs). We won't surprise you with any hidden charges or handling fees. The price you see in the shopping cart is the price you pay, with one exception: if you are shipping an order to Alabama, California, Colorado, Connecticut, Florida, Georgia, Illinois, Kentucky, Maine, Maryland, Massachusetts, Michigan, Minnesota, New Jersey, New York, North Carolina, Ohio, Pennsylvania, Rhode Island, Texas, Utah, Virginia, Washington, Wisconsin, we are required to charge sales tax. Shipping to Multiple Addresses

We want to save you time, so we offer you the ability to send products to more than one address within one order. It is easy to send your order to multiple addresses. For each item, you add to your Shopping Cart you can select a recipient. You can also change a recipient during Checkout. 


Conditions of sale We will gladly exchange defective furniture if returned in the original packing within 7 days of pick up. There are absolutely no refunds available. Any damage has to be reported within 36 hours. Our layaways are good for up to one year. It must be paid in full before delivery. If the layaway is not paid within a year the total amount paid will be lost without a refund or a store credit. Cancellation of layaway is subject to a 25% fee of the total amount paid with the remaining as a store credit only. Once an order is placed with Best buy furniture, our process is to submit an order directly to the manufacturer on your behalf. This typically occurs within a 24-hour period after an order is placed by the customer. Once this step has been completed Best buy furniture, and thus the customer, become financially obligated to purchase the ordered merchandise from the manufacturer. For this reason, No cancellation is possible after the order has been placed. An average order takes 5-15 business days and in some cases can take up to 8 weeks. Again we do not cancel any order after it has been placed. Cancellation of an order after the order has been placed is subject to a 50% cancellation fee with a store credit only. No refunds or credit will be available. If the merchandise ordered by you is not delivered by the promised delivery date we must offer you the choice of 1) canceling your order with a prompt full refund of any payments you have made or 2) accepting delivery at a specific later date.


Please report any shipping damage at the time of delivery, prior to signing the delivery receipt. Failure to do so will release the delivery company from any damage claims. It is very important to carefully inspect your product before signing the delivery receipt. If the damage does not look like it is repairable, refuse delivery and call us immediately.  For customers receiving drop-off service, please inspect the packaging prior to signing the delivery receipt.  


Return Policy

We offer a 14-day return guarantee.  After you receive your order if the product does not match the decor of your home, your taste, your colors, or just plain didn't meet your expectations, we will provide you with a refund – see below for more details. 

Please note when electing to return an item, actual round trip freight charges will be deducted from your refund. Round trip freight charges include actual outgoing as well as inbound shipping cost on promotionally reduced or free shipping items.  In order to properly return the item, it must be in new, unused, and unassembled condition, securely packaged inside its original packaging.

  • All returns must be pre-approved and an Acceptance of Satisfaction Guarantee must be on file before your return will be accepted. 
  • We will only accept a return if you contact us within 14 days of delivery.  We cannot accept a product that has been assembled or used or modified in any way.  It must be in new condition with no damage and in its original packaging, no exceptions.  Wrap carefully.  All returns must arrive at our Fulfillment Center in original condition; otherwise, additional fees will apply and will be deducted from your credit.
  • Please note that unless the return or exchange is a result of an error on our part, we cannot credit shipping or handling charges.
  • Clearance items, special and customer orders, or international shipments (except Canada) are not returnable.  
  • Upon receipt of merchandise in good condition at our warehouse, your refund will be processed.  


Please note that orders can only be canceled before they ship.  Once your shipment is en route it can longer be canceled. If you refuse an order, it will fall under our standard return policy which is subject to a deduction of round trip shipping from your refund.  We cannot cancel an order unless we receive your request in writing to prior to shipment. You must receive an acknowledgment from us confirming the cancellation. All promos, special buys, open box items, dealer seconds are valid while supplies last. In the event of items being "oversold" a full refund will be issued. 

Product Descriptions 

We attempt to ensure accuracy with regards to product descriptions.  However, we do not warrant that product description or other site content is error-free.  Should a product be listed at an incorrect price or presented with incorrect information due to typographical error or error in pricing or product information received from our manufacturers and distributors, we reserve the right to refuse or cancel any furniture orders placed at incorrect prices.  

Because our Furniture is constructed using natural materials (including wood, Leather, velvet, linen, etc.) and natural finishes, variances between the pictures on our website and actual product delivered can occur.  We do our best to accurately show the finish and colors of each piece we carry, however, colors can vary by personal perceptions, monitor type and age, video card differences, and printing variations. This variance in natural color makes each item unique and is not a justification to cancel or grounds for a return.

Lastly, please note that all product and policy information presented on our website and in written correspondence supersedes any and all phone conversations.

Merchandise Damaged or Defective upon Receipt

While we don’t anticipate problems, accidents do happen.  

Assessment of damage – please help us prevent future problems!  We do not expect you to be able to determine the difference between shipping damage and manufacturer defect.  However in order for us to prevent future problems from occurring, assessing the difference is important to us.  While shipping damage is often determined by the condition of the box, the manufacturer may be responsible for many other things – e.g. poor craftsmanship, damages concealed inside the good packaging, or even for inadequate packaging.  Our Customer Service representatives will ask for your feedback relating to these possible conditions. 


  • All orders are delivered curbside.  For additional delivery needs, please contact our customer service team for a shipping quote.
  • All damage/defect claims must be filed with photos to our Customer Service Department within 2 days of the receipt of your order. No exception can be made as delivery companies deem items as delivered in good condition regardless of personal circumstances. 
  • If you are holding your furniture and awaiting completion of a home improvement project, DO NOT WAIT to check your order, as we will not be able to assist you at that time.
  • If you do not contact us within 2 days of delivery regarding damage or missing parts & pieces, any repairs or replacement parts will be the financial responsibility of the customer.
  • We reserve the right to repair or replace any piece of furniture. Many damages may be easily repaired to showroom quality.  
  • Should you decide not to have us repair or replace your item within 14 days of delivery, the item may be returned under our standard return policy, which includes deduction of round-trip shipping and handling. 
  • We hold no responsibility for damage to the home by the home delivery company.  In such case, it will be your responsibility to file a claim with the freight company.
  • Although we make every attempt to deliver your furniture correctly and on-time, accidents and delays do sometimes happen. Please note we do not hold any financial responsibility nor will we compensate for unexpected time delays or home improvement coordination (scheduled handyman, contractors, etc.).  It is recommended that you schedule such professionals after receiving and inspecting your new furniture.  Should an unexpected error occur on our part, we will work with you to remedy the situation as quickly as possible.

Parts Missing or Damaged upon Receipt

Please be sure to contact us within 2 days of receipt should product parts be damaged or missing.  We will take every effort to assist you in obtaining the necessary replacements as quickly as possible, and at no extra cost to you.

In cases where common parts are missing or need replacement, it is likely we can quickly obtain a part in order to complete your item.  However, please note that due to our wide selection of furniture, it is impossible to keep all parts and items in stock all the time.  There are times replacements must be ordered directly from the manufacturer. 


Product Warranty

Unless otherwise noted on the product page, all items come with a 1-year warranty against manufacturing defects. Any manufacturing defect claim should be filed directly with the manufacturer along with sales receipt.

1. What Happens After I Place An Order?

As soon as you place your order, you will receive an order confirmation e-mail. This means that we have received your order in our system and pre-authorized your credit card for the purchase. All orders canceled after 48 hours are subject to a $20 administration fee, whether or not your order has shipped. 17. Will my Modern Home Centers furniture change color or fade over time?
Yes. This is absolutely normal. Leather, fabric and wood will change in color overtime, for years; however, the change is not noticeable on a daily basis. The environment we live in will cause color changes in your furniture, with the most obvious culprit being the sun. The other causes of color changes in your furniture are heat, indoor lighting, and even the fumes in the air. While choosing to have tint or UV film applied to your windows will diminish your fading, it will not completely eliminate it. Once you understand that your furniture will change colors over time, you can manage the effect by rotating cushions, rearranging accessories, and even periodically rearranging furniture.
Since furniture will change in color over time, it is best to purchase matching items at the same time. For example, it would be best to order any matching upholstered furniture pieces to be done in the same material at the same time. The same holds true for wall units and tables with chairs. Consider this example regarding chairs: If you have room now for only eight chairs, but may want two additional chairs later, then purchase side chairs now and choose two fully upholstered chairs later to complete your set.

18. Reporting Damaged or Defective Furniture

What if my furniture is damaged or defective?

If during delivery your merchandise or property has been damaged, you must notify store personnel within 7 days of the date of delivery. If you believe a product to be defective please notify store personnel. 

If during shipping your merchandise has been damaged, you must notify store personnel within 7 days of the date of delivery. 

19. I need to make changes to my order.  

Contact where your purchase was made. We request that you call at least 48 hours prior to a scheduled delivery.

Yes. All products come with a 30-day Limited Parts Warranty.
